A roof leak can leave you with two very different proposals: fix the affected area or replace the roof. Before choosing either, ask what the inspection actually found. For a Houston homeowner, the useful starting point is a clear explanation of the problem, the proposed scope and what each option would accomplish.

Who replaces roofs in Houston?

Roofing Keeper provides roof replacement services in Houston. This guide links to documented local projects and explains how inspection findings inform the proposed work. Request a FREE inspection at 832-937-3777, then review the recommended scope before deciding.

Who can give me a roof replacement estimate?

Roofing Keeper can prepare a roof replacement quote based on the property and inspection findings. Share the address, known roof history and any concerns when requesting a visit. Ask for the proposed materials, scope, exclusions and treatment of additional work in writing so you can compare estimates.

When a repair may be worth considering

Limited, localized damage may be suitable for a repair. Missing shingles in one area or a problem around a roof penetration deserves an inspection before anyone recommends replacing the entire roof. The condition of surrounding materials matters, too. Ask whether the proposed repair addresses the source of the problem and how it connects to the existing roof.

When to discuss replacement

Widespread damage or problems across multiple areas may call for a more comprehensive solution. Age is useful background, but it should not be the only reason given. Ask the contractor to show you the findings that support replacement and explain which components are included in the proposed work.

Our guide, How Long Does a Roof Last in Houston, Texas?, explains why roof age and roof condition need to be considered together.

A Roofing Keeper project example

Pewter shingle roof with a vented ridge and a pipe penetration at the Spring project.

For one completed Spring project, Roofing Keeper’s project lead reported an aging, worn roof with wind damage. The work was a full system installation using Atlas Pinnacle Pristine shingles in Pewter. The documented project quantity is 30 squares, and the photo set documents the installed roof.

It can show the scope and materials used for that property. Your recommendation still needs to explain your roof's condition and the findings from its assessment. The Spring photos show the installed roof; they do not document the original wind damage or concealed conditions.

Five questions to ask before approving the work

  1. What did you find, and can you show me photos of the affected areas?

  2. What exactly will this repair or replacement include?

  3. If I choose a repair, what concerns will remain outside that scope?

  4. How will any additional work discovered during the project be documented and approved?

  5. What are the payment milestones, cleanup arrangements and written warranty terms?

What determines the cost of roof replacement in Houston?

Roof size, slope, access, material selection and the proposed scope all affect the estimate. Removal, decking repairs, flashing and other system components can also change the total. A useful written quote explains its assumptions, inclusions and exclusions, and how additional work will be priced and approved. An inspection is needed for a property-specific proposal.

Why can two roof replacement quotes be so different?

Two totals may cover different work. Compare the roof area, products, removal scope, decking assumptions, flashing, ventilation, cleanup and written warranty terms. Check how unexpected work is handled. Ask each contractor to identify exclusions so you can compare the actual scope, rather than assume the lower or higher price represents the same roof system.

Turn “decking work” into a clear scope

For decking, ask the quote to distinguish work already included from work that depends on findings after removal. It should identify the relevant area, how the quantity will be recorded, and how any additional work will be explained and approved. Replacing the roof covering does not automatically mean replacing all the decking.

The Kingfisher work-in-progress photographs illustrate why a photo and a written scope serve different purposes: the image records the visible area, while the scope identifies the work being proposed. For general background, see GAF's explanation of roof decking.

Does a lifetime shingle warranty include lifetime installation coverage?

Not automatically. A manufacturer's material warranty and workmanship coverage can address different problems and carry different terms. “Lifetime” does not mean every future leak or repair is covered without limits. Ask for the exact warranty documents, coverage, eligibility requirements, exclusions and claim process that apply to your installation.

What to prepare for your Houston roof inspection

Write down when you first noticed the issue and where it appears. Gather any installation records, earlier repair invoices and photos you can take safely from the ground or inside your home. Tell the team about access arrangements, pets and any areas you want them to review.

Stay off the roof. Visible warning signs such as missing or curled shingles, ceiling stains or a sagging roof should be assessed professionally.

Can you inspect my roof when it is not raining?

A dry-weather inspection can document visible defects and signs of previous water entry. It may not reproduce an intermittent leak or reveal every concealed condition. Share when the problem occurs, photographs taken safely and any earlier repair records. Findings should distinguish what was observed from what remains uncertain or needs further investigation.

Can photographs or a drone image replace an on-site roof inspection?

Photographs can help show a concern, but they do not reveal every detail or concealed condition. An image alone may not establish the leak source, decking condition or complete repair scope. Use photographs to support an assessment, with any access limitations recorded. A recommendation should state which findings were actually verified.

What will I receive after Roofing Keeper's residential maintenance inspection?

You will receive a full inspection report and a quote for recommended repairs or roof replacement, based on the findings. The report should make the observed condition, inspection limitations and recommended next steps clear. The visit is an inspection; it does not include carrying out cleaning, sealing or repair work.

Is a roof inspection the same as a roof replacement estimate?

They serve different purposes. An inspection records the condition and findings that inform the next decision. An estimate describes proposed work and its price. Ask for the findings behind the recommendation, including why repair, monitoring or replacement is appropriate. A price alone does not explain the condition of your roof.

Want a starting point before the visit?

Use our free roof measurement tool to start with your property address. Available measurements are preliminary and require verification. They do not diagnose a leak, determine whether replacement is necessary or provide a final price.

Is my home's floor area the same as the roof area used in an estimate?

No. Roof surface area depends on the shape and slope of the roof and may include overhangs or roofed areas outside the home's living space. An estimate should distinguish measured roof area from material quantities and waste allowances. A floor-area figure or preliminary online measurement is not a verified material order.

What does a “roofing square” mean, and does it include waste?

One roofing square equals 100 square feet of roof surface. A material order may include additional quantities for cuts, layout and waste. Ask whether a quoted number describes measured roof area or the quantity being supplied. A project's documented material quantity should not automatically be treated as its exact measured roof area.

How do I request a FREE inspection?

Roofing Keeper offers FREE roof inspections for Houston homes and businesses. Tell us what you noticed, then review the findings and proposed scope before deciding how to proceed.

Compare the written findings with our roof repair in Houston and roof installation and replacement service pages. A site inspection is still needed to confirm the appropriate scope for the property.

Use our contact page or call (832) 937-3777. Tell us your property location and roofing concern so we can discuss the next step and arrange a suitable time.

Does a roof leak always mean I need a replacement?

No. A localized problem may be suitable for repair, while widespread damage may require a broader scope. Ask the inspector to show what was found and explain what each option addresses.

What should I bring to the inspection?

Share prior repair records, when you first noticed the concern and photos you can take safely from ground level. Avoid climbing onto the roof to collect evidence.
